Turkey raised the threshold for citizenship-by-real-estate investment from $250,000 to $400,000 in 2022. Despite this increase, the programme remains highly popular among international investors, given the visa-free access a Turkish passport offers and the country's strong growth fundamentals.
Core Requirements
The applicant must purchase one or more properties with a total declared value of at least $400,000 USD. The properties must be appraised by a Capital Markets Board-licensed valuation firm, the purchase price must be transferred to Turkey in foreign currency through official banking channels, and a three-year resale restriction must be annotated on the title deed. The applicant's spouse and children under 18 are included in the same application.
Timeline and Process
The application is submitted to the Directorate General of Migration Management after the title deed transfer at the Land Registry Office. With a complete file, the citizenship decision is typically issued within 3–6 months. The Turkish passport is renewable every 10 years once obtained.
Investment Strategy: Choosing the Right Property
It is possible to combine multiple properties to meet the threshold rather than buying a single one. Residences in prime business districts such as Levent, Maslak, and Ataşehir frequently fall within the qualifying price bracket while also offering strong rental yields.
