Buying Property as a Foreigner
Can foreigners buy property in Turkey?
Yes. Since the 2012 legislative amendment, nationals of most countries can purchase property in Turkey. Certain restrictions apply in military zones and security zones, but these do not affect standard residential or commercial properties in Istanbul.
Is a tax identification number required?
Yes. Before the title-deed transfer you must obtain a Turkish Tax Identification Number (Vergi Kimlik Numarası) from a local tax office. The process typically takes only a few minutes with your passport — our team will accompany you.
Can I pay in foreign currency?
Turkish law requires the sale price to be paid in Turkish Lira; however, you may convert your foreign currency at an authorised exchange office or bank in Turkey. For citizenship applications, a foreign-currency exchange receipt (döviz alım belgesi) is also mandatory.
Is military clearance still required?
The military clearance procedure has been largely simplified by legislative changes. For most residential and commercial properties in Istanbul, no additional military clearance document is required — the Land Registry Office performs the necessary checks through its own systems.
Can foreigners obtain a mortgage in Turkey?
Yes. Turkish banks can provide mortgage lending to foreign-national buyers, though terms may differ from those available to Turkish citizens (typically higher down-payment, shorter tenure). Gulf buyers frequently prefer cash purchases. We are happy to explore financing options with you.
