The $400,000 Turkish Citizenship by Investment Programme
In 2018 Turkey set the real estate investment threshold for citizenship at USD 400,000. Under this programme, foreign nationals who acquire property in Turkey worth at least $400,000 — and commit not to sell it for three years — are eligible to apply for Turkish citizenship.

How long does the process take from application to citizenship approval?
After title-deed transfer, the Directorate General of Migration Management application typically takes 3–6 months to process. Including the appraisal and title-deed steps, the overall timeline is usually 4–8 months.
Can my family obtain citizenship too?
Yes. The applicant's spouse and children under 18 are covered by the same citizenship grant. Children who have turned 18 must apply separately.
When can I sell the property?
Due to the citizenship pledge annotation recorded on the title deed, you cannot sell or transfer the property for at least 3 years. Once this period has elapsed, the annotation is removed and you are free to dispose of the property.
What taxes are payable during the purchase?
At the point of purchase you pay title-deed stamp duty (4% of the declared property value) and VAT (1% or 20% depending on property type and size). Foreign buyers may be exempt from VAT on new residential purchases. Our team will walk you through the current tax position for your specific case.
Can I rent out the property while the citizenship pledge is in place?
